Sparks has grown hard since the 1990s and the housing reflects it — a wide spread of slab ages from 1970s ranch garages through to subdivisions still going in off Rock Road. The older stock tends to need real threshold repair before anything else, because decades of salt and freeze-thaw have taken the top layer off the concrete at the door. What we typically find on Sparks slabs
Sparks spans a wide range of build eras, and the slab tells you which one you are in before anyone checks a record.
- Threshold spalling. The single most common repair we do here. Older garages have taken forty winters of salt slurry running in under a tired door seal, freezing at the low point, and breaking the surface apart. It patches well, but it has to be cut back to sound concrete first.
- Deep salt penetration. Where a slab has never been sealed, chloride works well into the top layer. That occasionally needs a heavier grinding pass than a newer floor.
- Previous coatings. A fair number of Sparks garages had something applied in the 2000s, often a DIY kit. Whether it can be recoated or must come off is settled by adhesion testing, not by looking at it.
- Shrinkage cracking. Routine and usually dormant. Routed, filled and ground flush, these disappear entirely under a flake floor.

Recoating an older Sparks garage
Because so many garages here have had something applied before, adhesion testing is the first thing we do rather than an afterthought. We score a small grid through the existing coating in several places, apply strong tape and pull. Coating that lifts out of the squares means the bond was never adequate and the whole floor has to come off.
When the existing floor passes, the job gets considerably cheaper — we abrade and recoat rather than removing. That can be a difference of a thousand dollars or more, which is why it is worth establishing properly rather than assuming either way.
